Why 55+ Communities Are Booming

Strong demand, high budgets, and cash buyers are reshaping the future of 55+ communities.

Gen X is the latest generation to cross into the 55+ demographic. Like Baby Boomers before them, Gen Xers show a strong preference for aging in place, with 75% of Americans age 50 and older reporting they want to remain in their current home for as long as possible, according to a recent AARP Home and Community Preferences national survey.

COGNITION Smart Data reinforces this preference for aging in place, with 63% of Baby Boomers and 44% of Gen Xers expecting to remain in their current home for at least the next decade.

That said, when these older individuals do buy homes, they do so with considerable purchasing power. More than half of 55+ buyers (52%) report homebuying budgets of $500,000 to $1 million or more, and 60% plan to pay cash for their next home.

The broader active adult market reflects this momentum, valued at $635.5 billion in 2024 and projected to reach $906.6 billion by 2033.

What differentiates successful 55+ communities is alignment with buyer priorities. COGNITION Smart Data shows strong demand for healthy home features, with 55% of Baby Boomers and 73% of Gen X both interested in and willing to pay more for upgrades that improve indoor air quality, comfort, and overall wellness. These features directly support longevity and quality of life, making them a clear value-add.

In contrast, resiliency upgrades generate less traction, with only 47% of Baby Boomers and 39% of Gen X willing to pay more. Electrification presents a stronger opportunity, with over half of both groups expressing interest due to performance benefits and lower utility costs.
