Healthy Multifamily Living with Better Indoor Air Quality

Fresh air systems designed to work in multifamily settings provide better indoor air quality for residents.

Affordability, resilience and sustainability are all important issues facing the U.S. housing market. VISION House Hickory Grove, a new Green Builder Media project in partnership with Rob Howard, president of Howard Building Science, offers solutions to those concerns and more. The 12-unit built-to-rent community showcases prefab modular construction designed to meet the demand for homes attainable for workforce renters such as teachers, first responders, healthcare workers, retirees and recent graduates.

Located in Hickory, N.C., the net zero carbon homes are built to the Department of Energy’s Zero Energy Ready Home standard and FORTIFIED Home certification for resilience. The homes will be certified to use up to 50% less energy than code-built homes and include solar and storage for energy independence.

Howard’s background in building science informs the VISION House Hickory Grove project, as well as his commitment to advance climate responsive design, resilience and off-site construction.

“At this stage in my career, I don’t ever want to build stick-built homes again,” Howard says. “With modular construction, you can lock in 80% of preconstruction costs ahead of time, which helps keep developments like this one more affordable.”

Healthy and Sustainable Living

At VISION House Hickory Grove, residents will find a community garden, a dog park and shared green space meant to foster a healthy lifestyle with outdoor living and community connections. Indoors, the homes will feature products from Broan-NuTone that enhance indoor air quality, reduce health risks and are energy efficient.

“As the demand for healthier, more energy efficient homes continue to grow, trade professionals and consumers are increasingly prioritizing whole-home ventilation solutions that enhance indoor air quality and provide a healthier, more comfortable living environment,” says Dominic Blanchette, general manager & vice president, Pro Channel, Broan-NuTone.

North Carolina and Hickory face a variety of climate hazards, including occasional poor air quality from wildfire smoke drifting into the region and pollen. Residents will be able to manage even poor outdoor air quality days with the help of the Broan ONE series ERV (Energy Recovery Ventilator).

“The Broan ONE Series was created to simplify the design, specification and installation process. The Interior-Ready Model, which will be used for this project features a prefinished white access door and trim kit allowing the product to be mounted in a ceiling or wall cavity to easily blend into the interior space,” says Travis Rasch, group product manager, Pro Channel, Broan-NuTone. “It’s the ultimate solution for any project, whether residential or complex multifamily developments. It simplifies installation and maintenance in any space, making it the only product you need for consistent, hassle-free results.”

In addition, the homes will each include the EVOLVE Premium Exhaust Fan from Broan.

“The EVOLVE premium bath fan provides a unique combination of advanced motor and TrueCFM technology that guarantees airflow performance no matter how complex the ductwork,” says Heidi Stockhausen, group product manager, Pro Channel, Broan-NuTone. “This, along with the ease of installation, and its seamless design reflects Broan-NuTone’s commitment to quality and dedication to not only the homeowner but also the contractor, allowing builders and installers to be confident they are meeting code requirements.”

Quiet and Efficient Operations

To be effective, ventilation systems need to be used by residents. Even though most homes have a range hood with a vent and fans in bathrooms, some people opt out of using them because of the noise. Broan-NuTone has invested in developing products that are quiet and yet effective for a more comfortable living environment.

“The EVOLVE premium bath fan and the Broan One Interior-Ready ERV’s are whole house ventilation systems with advanced smart features for automation and easy operation,” Blanchette says. “They’re also designed to be energy and cost efficient, which is particularly important in attainable housing like the ones at VISION House Hickory Grove. We want to contribute to the ability of renters to comfortably afford living in a new healthy home.”

For more than 90 years, Broan-NuTone has led the industry with forward thinking residential indoor air quality solutions that are backed by award-winning customer service. For the past four years Broan-NuTone has earned an Energy Star Partner of the Year designation.
