According to a recent COGNITION Smart Data report, more than 30% of homeowners report values more than $500,000 and a striking share are experiencing between 5 and 20% appreciation. These homeowners are figuring that deciding not to move because their home is outperforming the market.
It’s not a static asset—homeowners are making use of their home equity and choosing to buy comfort.
The real story: Comfort is the new luxury, and efficiency is the new ROI.
Homeowner’s strategy is to upgrade to make their homes more comfortable. The report showed that 68.7% are investing in upgrades and most are spending between $5,000 and $20,000. Upgrades mostly include improving home performance.
Building equity isn’t the only reason homeowners are reinvesting in their homes.
The primary motivation at 33.1% is comfort. People want quieter HVAC, better indoor air quality, tighter envelopes, and systems that feel good every day. The upgrades are beyond just replacements and more about performance to reduce operating costs, stabilize comfort, and future proof the home against climate and utility volatility.
Building equity still has its place. Nineteen percent of homeowners are investing to grow value. With homes appreciating at rates around 15% or more, adding performance upgrades can compound returns.
Finally, homeowners are thinking about making their home more comfortable to age in place—18.4% are preparing for long term needs, even staying in place with comfort, safety and efficiency in place all working together.
Homeowners aren’t chasing granite countertops — they’re looking for comfort, efficiency, and performance because those are the features that protect their quality of life along with their financial future.
In a market where moving is expensive and rates are punishing, the smartest play is making the home you already own feel better, perform better, and grow faster. Comfort has become an economic strategy.
