Production design manager Colm McKee of Dvele walks through how CNC files and a full digital model of a light-gauge steel framing system let the prefab team coordinate plumbing, electrical, and mechanical work in advance. He explains how that approach cuts labor time on site and sharply reduces material waste.

Colm McKee: Hi, my name is the production design manager here at Duval. I manage the CNC files of the light gauge steel system, so every bit of steel that you will see in the module from the wall studs, the headers, the blocking in small represented in our digital model. And designing like this allows us to coordinate our plumbing, our electrical or mechanical to a really high level.

Colm McKee: It allows us to punch holes in every stuff that needs it, that needs plumbing, electrical and mechanical to run chilled. And this means when the plumbers RTA, electricians come to site, they don't need to tell studs they can just solve their stuff straight away and reduce labor time. Designing with this can see files as well. Massively reduces waste, and the little waste that is produced in the recycled materials.

Colm McKee: These machines are our tool for voters, so we buy our steel in bulk and destroyers. The World Trade Center went into the profiles that we use in our in our projects, and then our CNC files are plugged into these machines and it spits out the material in almost like a Lego format where the beast is just take it together and then the frame is long and we read them together again, producing the material this way massively reduced waste.

Colm McKee: But the biggest problem waste. We have already actual electrical quantities of the contents, so the contents it has been are basically the contents that come out of the machine. This is probably the biggest source of waste that comes out of these machines. And this is an example of an old concept. And we can actually reuse these old punch outs, steel connectors.

Colm McKee: So again we're using as much of the impulse material as possible and minimize waste.
