Now you're in Las Vegas, and we know that Las Vegas as a city is being very aggressive in reducing per capita water consumption and recycling water. Do you see an interest in water conservation? And our buyers, they're cognizant of water availability and quality issues.

Justin Anderson: In the market. It's definitely front of mind. You know there's places you drive down the interstate. There's a whole water smart campaign. You've got a sign watering days. And anything that we can bring to, you know, to the front of mind while people are tour in one of our model complexes to say, hey, you know, we are water smart.

Justin Anderson: We, you know, as a building community, we stopped adding any type of grass. So we don't have sprinkler systems where we're introducing sod and kind of grasses and things that aren't native to Las Vegas. So we have a desert landscape that's provided that is water smart, but water smart for for Las Vegas and for the West Coast is certainly front of mind for folks.

Sara Gutterman: And, you know, I think one of the things that we've been really impressed with is that you are combining a high performance, healthy, connected home with a level of affordability that is attainable for many American families. So we're really looking forward to engaging in the vision House Las Vegas project with you. It's a 61 home community, cadence, which is a master planned community in Henderson.

Sara Gutterman: So can you talk a little bit, Justin, about how the vision House Las Vegas will help the housing sector across the Rubicon, so to speak, with respect to sustainability?

Justin Anderson: The vision project is exciting because we're going to take some of the things that that are really future proofing houses and start to showcase that, you know, we've got this really durable product here. And then when we add battery storage pack to this, the solar array on the roof, we're getting people so that, you know, you're living off the grid, you're a walk away from the grocery store, but you essentially are going to be able to live within your own home, kind of self-contained.

Justin Anderson: Our market just a publicly traded company to be as energy efficient as we are, and to be thinking about what's going to happen in 3 to 5 years, in seven years, and being out there and saying, listen, this is what we're doing and this is where everyone is going. Let's go now so that that part of it is really exciting for me.

Justin Anderson: The things that set us apart from our competition really are things that a lot of people don't get to see. So part of the project that we're doing, we're going to try to put together a deconstructed house to where we can. There's going to be an education part of it. Our build team does a really good job after folks who are already our customers of explaining things that don't don't always get noticed as we're building the home.

Justin Anderson: As you know, as our customers are getting to go through the experience of purchasing our home, a place that they're, you know, they're going to make memories, their family is going to grow up. They're getting to see that process. But having a house that the vision House project and and being able to kind of look behind the walls and see some of the things that we're doing and just showcase them before somebody, actually our customer, they're going to get a look and see, you know, this is why these are different.
